FASTEST GROWING STRETCH
Gurgaon-Sohna Road is being mentioned as the millennium city’s next big site for commercial and residential developments, says A K TIWARY


    Gurgaon-Sohna Road is one of the fastest growing stretches in the real estate sector. The place is being mentioned as the city's next big site for commercial and residential developments in the next few years, as some of the biggest names in the real estate business have begun their projects in this part of the millennium city.

    The sharp rise seen in this area's real estate market is mostly because of modern townships and industrial development coming up at a fast rate in various sectors of Gurgaon plus the increasing number of industrial model township (IMT) projects in places like Manesar, Dharuhera and Bhiwadi.

Accessibility and connectivity are huge pluses for projects coming up on this long stretch. Residents here can enjoy breathtaking view of the Aravalis and enjoy the bracing air of nature.

Reason to invest

    
A lot of new projects are being built along the Gurgaon-Sohna Road owing to its easy accessibility from NH-8, the Delhi airport, the Golf Course Road, Delhi and other NCR regions, as well as its easy connectivity with the soon-to-be-launched KMP Expressway. The Southern Peripheral Road is close to the established residential corridor of Sohna Road.

    Investors from all over the NCR have shown keen interest in this particular stretch in the last couple of months and realty watchers say that the rate of appreciation on this stretch will be nearly 18-20% in the near future.

    Some top national and international names in the real estate business have brought projects to the area, like CHD Developers' Avenue 71, Raheja's Aranya City, Omaxe's wedding mall, Vipul Group's Vipul Greens in Sector 48, main Sohna Road; Shantikunj opposite Maruti Kunj, Today Homes's Today Royal Elegancia in Sector 73, Spaze Privy AT4 in Sector 84, Eros Group's Wembley Estate in Sector 49, Jasmine Tower in Sector 45, etc. Gold Souk is planning to come up with a mega integrated township on the main Gurgaon-Sohna Road on 200 acres.

    Raheja Developers has launched Raheja Aranya City, an integrated township with all the lifestyle facilities on Gurgaon-Sohna Road. The project is over 108 acres and can be expanded by an additional 250 acres. It will have housing condominiums, villas and plots, which the developer says will blend harmoniously with the social infrastructure like schools, hospitals, nursing homes, and shopping arcades, which too would be a part of the project. The sizes of plots range from 349 sq yards to 822 sq yards.

    "Living away from the chaos and crowds of a mega city does not mean you have to compromise on modern amenities, nor on the safety and security of your family. And, after a hectic day, you can unwind easily or go for a bit of convenience shopping, all within walking distance," Navin M Raheja, the chairman and managing director of Raheja Developers, says.

    Parsvnath Green Ville is one of the residential developments in Gurgaon-Sohna Road. Green Ville is beautifully landscaped and has 15 spacious blocks with over 400 houses. Pal Infrastructure and Developers has launched Riviera in Sector 70A, Gurgaon-Sohna Road, which is also under construction. The project promises modern amenities along with gardens, 24x7 electricity backup, a clubhouse, security, etc. Omaxe Group has Omaxe Plaza, also on the Gurgaon- Sohna Road.

    Unitech's Unitech Harmony is in Sector 50 in Nirvana Country and offers 2-, 3- and 4BHK apartments ranging between 1,724 sq ft and 3,331 sq ft. The project is over 10 acres with more than 400 houses and comes with a swimming pool, a kids' pool, a wellequipped gymnasium, squash courts, and power backup system. Harmony has been designed by Mani Chowfla Architects.

    Ansal Builders have a completed Ansal Golden Orchard on Gurgaon-Sohna Road. Golden Orchard is located on the main Gurgaon-Sohna Road. Vipul's Vipul Greens in Sector 48 has also been completed.

    Uppal Group's Southend on Sohna Road is over 137 acres and offers 1,263 plots. It has gardens, a play area, security, and maintenance staff. Era Landmark's Era Divine Court is in Sector 68 on the Gurgaon-Sohna Road and offers 2- and 3BHK apartments with amenities like a children's park, jogging tracks, tennis courts, a meditation area, water bodies, a club with swimming pool, etc. Unitech has another housing project, South Park, in Sector 70 alongside Gurgaon-Sohna Road. South Park offers nice accommodation options with fully airconditioned 2- and 3BHK apartments. The ground +14-storey building overlooks a sprawling green landscape and natural surroundings.

    Orris has launched Business Square in Sector 82A in New Gurgaon over 9.5 acres. The project is a premium New Age commercial complex with office space and hotels. A 5-star hotel is also being built here on 2 lakh sq ft. The project has office space for upscale MNCs, budget hotels and a convention centre over 6.8 lakh sq ft.

    CHD Group's Avenue 71 over 16.5 acres is a residential project with ground plus 22 storeys. It is in Sector 71 on the Gurgaon-Sohna Road.

    Vijay Gupta, the chairman and managing director of Orris Infrastructure, says: "The main reason for the rocketing demand and, consequently, the prices of property on the Gurgaon-Sohna Road is the availability of land parcels for residential and commercial development. Other significant factors are the proximity to the airport and the several educational, hospitality and infrastructure projects under construction."

    Ravi Saund, the chief operating officer of CHD Group, says: "The initial phases of Avenue 71 have been booked by end users in a record time. The township offers 2-, 3-and 4BHK apartments with a total saleable area of 15.5 million sq ft. The project is being built around a central avenue which is rich in vegetation; this will keep residents in touch with nature."

    "The boom in the residential development on the Gurgaon-Sohna Road will most likely propel this area as the next axis of industrial and commercial development. Already, the area enjoys a niche and premium positioning in the consumers' mind. The place will certainly register an appreciation of 15-20% in the near future, depending on individual projects and their locations," Honey Katyal, the managing director of Investor Clinic, says.

Improving infrastructure

    
The success of the area, however, depends upon decongesting the major traffic bottlenecks of Gurgaon like the Mehrauli-Gurgaon Road and the IFFCO Chowk intersection. As all the traffic moving from Faridabad has to necessarily pass through the Mehrauli-Gurgaon Road, as well as the IFFCO Chowk, to reach National Highway 8, heavy traffic congestion is a norm in these areas.

    Huda has prepared a new road map for Gurgaon-Sohna Road, which was constructed in 2008, to ease the traffic movement. The existing crumbling road will be widened to 60 metres and a footpath is to be laid on both sides of the road. The 5.25km stretch between Rajeev Chowk and Badshahpur Chowk will be built at a cost of Rs 44.49 crore.
