At a time when the Haryana government is still giving
final touches to the policy for 'farmhouse colonies', Ramprastha Group,
a Gurgaon-based developer, has already decided to set up a farmhouse
township on the outskirts of the satellite city, said official sources,
adding that the Ramprastha Group, which mainly has residential projects
in the National Capital Region to its credit and will invest Rs 800cr in
the newly announced project to be completed in two years. The blueprint
for the proposal has already been released and the company is waiting
for the final policy of the state government in this connection.
They said adding that the proposed townships would be a cluster of 20-30 farmhouses, each with an area of 1-2.5 acres, spread over an area of 100 acres. On this score, a separate policy for low-density eco cities through grant of licence is being considered instead of sporadic development of farmhouses, planned development of a colony with a focus on eco-friendly design principles would be a better option. The colony would have the required infrastructure -- water, electricity and security, besides proper roads -- all within its boundaries and will be developed as gated communities with six-feet-high boundary walls around it. The individual plots within the colony will be demarcated by barbed-wire fencing and hedges, and no boundary walls will be allowed and also no commercial exploitation such as using the space for banquet and party halls, will be allowed, they claimed.
